“My husband and I are obsessed with our new windows from The Window Source!! They were delivered in a very short time frame and only took a day to install. Great install crew, very clean, efficient, and paid attention to detail when sealing everything off.”
Window Replacement and Impact Windows in Pearland
If you’re planning window replacement in Pearland, decide early whether the new windows should be impact-rated. The Window Source of Houston installs both impact and standard replacement windows in Pearland, working from our shop in Tomball about forty-one miles north.
Close to nine in ten of Pearland’s homes and apartments are in Brazoria County, according to the 2020 Census, and the Texas Department of Insurance counts Brazoria among the fourteen coastal counties in its windstorm program.

An ordinary window in hurricane wind
In a hurricane, a window takes two kinds of punishment. The wind pushes on the glass and pulls on it as the gusts come and go, and it carries things with it, such as branches, shingles and fence boards. When one of those hits standard glass hard enough, the pane breaks and the opening stays open for the rest of the storm.
Rain comes in through that hole, and so does the wind. Pressure builds inside the house and pushes up on the roof from below, which can lift it. The biggest pieces of glass on a house, such as a sliding patio door or a wide picture window, give the wind the most area to work on.

Keeping a Pearland house closed to the storm
Impact windows use laminated glass, which is two sheets of glass bonded to a tough plastic layer between them, and the glass sits in a reinforced frame that’s anchored to the house. When debris hits one, the glass can crack, but the plastic layer holds the pieces together and the window stays closed. The impact windows The Window Source of Houston installs are tested to ASTM E1996, which includes firing a nine-pound 2×4 at the glass and then running the window through thousands of pressure cycles.
Because the protection is in the glass, there are no shutters to close and no plywood to cut when a storm is in the forecast. Impact windows come in the same styles as our standard windows, so a house with impact glass can still have casements, picture windows or a bay.
Brazoria County’s windstorm program and your new windows
Because the Brazoria County side of Pearland is in the program, new windows and entry doors there are among the improvements TWIA says need a windstorm certificate of compliance before a house qualifies for its wind and hail coverage. TDI notes that certifying work after it’s finished is harder and may cost more, so tell us at the estimate if your wind policy is with TWIA. The Harris and Fort Bend county parts of Pearland are outside the program.
According to TDI, TWIA offers a discount once all the exterior openings on an existing home are protected with windborne debris resistant products, and the work can go in a few openings at a time as long as each one is inspected.
Galveston County is in the same program, so the same questions come up for homeowners in League City to the east and down on Galveston Island. Fort Bend County isn’t in it, so those rules don’t reach homeowners over in Sugar Land to the west.

What Houston homeowners say
“I got several quotes, and Jairo was the only one who brought samples and took the time to give us a demonstration. The office stayed in communication with me every step of the way… Edwin’s installation team worked quickly and professionally.”
“Replacing my parents’ original builder-grade windows in their 25+ year old home was one of the best investments they’ve made… They’ve already noticed lower electric bills, less outside noise, and a cooler, more comfortable home that’s much easier to keep at a consistent temperature.”
