What salt air and storms do to windows on the island

Salt settles on frames, tracks and hardware every day, and it’s hard on metal. Aluminum frames pit and turn chalky, and the parts that make a window work, the locks, balances, hinges and rollers, get stiff before they seize.

Storms bring the water. Wind off the Gulf drives rain sideways at the seam between window and wall. Once the sealant and flashing around an old window have given out, that water ends up in the sill and the framing below it. Older wood windows rot from the sill up, and older aluminum ones work loose in their openings and rattle whenever the wind picks up.

When a Galveston window needs replacing

Start with the metal. White crust or pitting on an aluminum frame, a lock that fights you, and a sash that won’t stay where you put it all mean salt is working on the metal. Then look at the glass and the wall around it. Fog between the panes, a draft you can feel at the frame, or a water stain under the sill after a storm means the seals or the flashing have failed.

A lot of the island’s windows have had a long time to get there. By the Census Bureau’s 2020–2024 estimates, about one in five of Galveston’s homes and apartments is in a building from before 1940, and about six in ten were built before 1980.

None of that means every window on the house has to go at once. If the Gulf-facing windows are finished and the others still have some life in them, we’ll tell you so at the estimate.

Galveston window replacement and the rules around it

We take each window out frame and all, set a new one made to the opening’s measurements, and seal it with our Leak Shield flashing system at no extra cost. Exterior doors get the same treatment, while repairs to existing windows, cut glass, and storefront or commercial work are outside what we do.

All of Galveston County is inside the Texas Department of Insurance’s designated catastrophe area, where the Texas Windstorm Insurance Association is the insurer of last resort for wind and hail. TWIA lists windows and entry doors among the improvements that need a windstorm certificate of compliance before a property qualifies for its coverage.

For a WPI-8, the certificate issued during construction, a TDI inspector or an appointed engineer checks the work while it’s underway. Certifying it after the fact takes an inspection by a licensed engineer, which TDI says can cost more. If the house is on a TWIA policy, bring it up at the estimate.

Houses in the city’s locally designated historic districts, such as the East End and Silk Stocking, have one more step. Replacing windows on the front of a house there, or changing what they’re made of, goes before the city’s Landmark Commission, a review the city puts at about four to six weeks. The standards it applies favor repairing original windows and list vinyl as an inappropriate replacement material. If your house is in one of those districts, mention it when you call.
