Window Replacement Service in Brenham, TX
From our shop in Tomball it’s about forty-six miles west to Brenham, where The Window Source of Houston offers window replacement for houses of every age. Close to half of the city’s homes were built before 1980, according to the Census Bureau’s 2020–2024 estimates, and about a third have gone up since 2000.
An older house may still have single-pane glass in some of its windows, or double-pane units from the 1980s and 1990s whose seals are giving out. Either one lets far more heat through than a new low-E window, and both get harder to open and keep clean as they age.
Single-pane glass in older Brenham houses
A single sheet of glass does very little to slow heat down. In July the sun comes straight through and the pane itself gets hot to the touch, and on a January morning the inside of the glass runs cold enough that moisture from the room beads up on it and drips onto the sill. Rooms with a lot of single-pane glass run warmer in summer and cooler in winter than the rest of the house.
The frames around that glass have usually had a hard life too. Wood sashes swell in wet weather, rot along the bottom rail and often get painted shut, while early aluminum frames conduct heat readily and let air in around sashes that no longer fit tight. About 650 of Brenham’s homes date from before 1940, by the Census estimates, and in a house that old the openings can be out of square, so each new window is custom built to its own measurements.
Double-pane windows with failing seals
Houses built in the 1980s and 1990s, about one in five in Brenham, often got double-pane windows, and those have been in the wall for more than twenty-five years now. The weak point is the seal around the edge of the glass. Once it lets go, humid air works into the space between the panes and leaves a haze you can’t wipe away.
Many windows from those years were also made with plain clear glass and no low-E coating, so even the ones with good seals let in more of the sun’s heat than a new window does. Newer houses in town aren’t exempt, since builder-grade double-pane units from the 2000s are reaching the age where fogged glass starts to show up.
